Look around: Be sure to consider all of your options and view multiple listings before deciding on a property to buy. It is important to be aware of what all is available to you within your price range and not to make any premature commitments. Inspect thoroughly: Have a professional accompany you to inspect the property to bring to your attention any potentional flaws or issues before you put in an offer. Unforeseen repairs can often be extremely costly and might make you wish you had reconsidered before purchasing a property.

Don't:
Don't rush: Don't be hasty and put in an offer without careful consideration and most importantly, without consulting with your agent.


Don't lack the necessary vision: A house will seldom be completely perfect in every single way, but with a little bit of tender love and care, it can be. Don't be so focused on finding that perfect house that immediately checks all the boxes that you risk missing out on opportunities that might have been overlooked.


Don't fall for the furniture: Don't buy a house for its furniture, specifically with unfurnished homes in mind. While a property might look appealing when furnished, it could be a whole different story underneath the décor.

Property Sellers

Do:
Hire an estate agent: Finding buyers for your house and negotiating a fair price can be a stressful process. Hire an estate agent to ensure that you find buyers with a reasonable offer.
Inspect: Hire a professional to inspect the property and point out flaws or issues and if possible have them repaired before putting the property on the market. This will go a long way to ensuring you achieve your target selling price.


Consider upgrades: Before selling, consider some basic home upgrades. Even something as simple as a fresh coat of paint can have a significant impact on the property's value and selling price.

Don't:
Don't set an unrealistic asking price: It is natural to attach tremendous sentimental value to our homes, but to try to remain objective and to set a market-relevant price for your property. Overpriced properties will struggle to sell and remain on the market for considerably longer. This often leads to several price reductions which can ultimately result in achieving a selling price lower than the market-revelant standard it could have achieved if priced correctly from the beginning.


Don't get desperate: Don't panic if you're not immediately inundated with offers on your property and then accept the first sub-par offer that comes along. Make an informed decision and let your agent guide you in making your decisions.


Don't be misleading: Don't try to mislead potential buyers by concealing any flaws or structural defects or you risk losing all trust in potential buyers who will begin to wonder what else is being concealed.
