Decorating your furnished rental property is significantly different from styling your own home. As a landlord, you're trying to create a space that will appeal to a potential tenant's tastes, whilst also trying to keep everything as durable and cost-effective as possible.

Getting this right can be a bit of a balancing act, so to help get you started, we've put together the following tips:

Paint it white

It's generally advisable to stick to a neutral colour palette when decorating your rental property to appeal to a broader range of tastes, and we suggest sticking to a bright white for the majority of your property. While it's true that white walls tend to look dirty more quickly than other colours, you can always be assured that you'll be able to easily find more white paint when the time comes that you need to repaint, while other off-the-shelf colours may get discontinued over time. Choose a white paint with a high-gloss enamel finish to make the walls easier for tenants to wipe clean.

Comfort is key

When decorating your space, bear in mind that for your tenant, this property will be their home, their sanctuary, and their place of refuge. When selecting furniture and upholstery, consider the influence of colour and texture. Soft textures and a colour scheme which isn't too aggressive can make any space feel comfortable and inviting.

Let the light in

Lighting is another significant factor in making a space feel homely. While during the daylight hours a bright and airy feel is desirable, in the evenings a brightly lit room can make a space feel clinical. Instead of relying solely on bright overhead lighting, opt rather for some lamps placed strategically to provide soft and gentle light where needed.

Finishing touches

Replacing light fittings, light switches, and door handles, as well as the handles on your kitchen cupboards and drawers can be a quick and easy way to refresh your rental property's look. Also consider adding one or two low-maintenance indoor plants or hanging some art on the walls for the perfect finishing touch.
